    I’ve been in a large apartment complex in California since November 2020, considered new construction (less than 15 years old), landlord never included exemption notice in my original lease agreement (or subsequent renewals) and is now trying to increase my rent by 20%. From watching your video, they were required to provide me with an exemption notice correct?

      It's an interesting loophole, but some attorneys say that ew construction actually may NOT need to give the exemption notice. Discuss with a local attorney.

      Yes, you need proper written notice. Check your local laws to see if there are special requirements for the landlord when demolishing.

    Parents can add their adult children’s name into the grant deed And later on file for quick claim That way when the pass away, there will be no property taxes Am I right ? Please correct me if I’m wrong.

    When a homeowner decides to sell their house they have an agreement with the listing on how much the commission will be. If listing agent brings a buyer - which creates dual agency - the seller doesn’t have a problem paying the commission they initially agreed upon. If there’s another agent involved and listing agent offers a certain percentage of his/hers commission then that’s a problem? I just don’t get it…

    Hello, Great video. I have a SFO that's been boot legged into triplex. 1 unit empty, 2nd is a friend staying in this unit for a year(no lease) and 3rd unit are on m-t-m for over 15 year tenant. City terrace is unincorporated and not RSO . Owner lived in 1 of the units for the last 15 years but just barely moved out a year ago . Wants to sell, i will give a 60 day and willing to pay last month of rent. Is there anything else I need to do?

      The boot leg units make it RSO...better discuss this with an attorney before moving forward.

The landlord wants to raise the rent to 3300 dollars which is closer to market value. That far exceeds the 10 percent. We also never received any paperwork stating anything about the AB1482. Do I fall into the AB1482 or can the landlord raise it to 3300 ??

      If you did NOT receive the exemption language, then the landlord cannot increase above 10%.

    My landlord left me and my two sons in a gas leak for 5 months with a over 5k deposit and 5 months of on time payments The septic tank broke which caused plumbing and black mold problems Since becoming sick I’ve lost one of my two jobs & due to recession my hours been cut from my current employer No money to move I am in a trap killing my kids Praying I can leave in a few weeks and hotel it cause the longer I sit trying to get well I’m more sick and my sons health has been affected too Some landlords don’t deserve property just to abuse and get over So many other issues however this was a charity who put me here so watch what charities you donate too cause they don’t help people they line their pockets and dismiss the poor

      How long ago did you buy that existing property? If you bought it within the past 2 years and finish the new house before the 2 year mark, then you might be able to do that. If you've owned the existing property a long time, then most likely can't do that.

    So, do renters of single family homes owned by international landlords in California receive absolutely zero protection? They can be evicted for any reason or no reason, simply to re-lease the home at a higher rent, because it is a single family home that is rented? Where I live, 40% of renters live in single family homes.

      Unless there is a local just cause ordinance (like LA City), then most houses are exempt from AB 1482 protections.

      I have original lease from 1986 roommate is on sub lease that is for one year. He had no money for security deposit I let him in for first month and $500 cleaning and damage. New owner has lost my rent check 3 times in 8 months, last month he cut my TV antenna I had for 40 yrs.

    Hi Christian, my question as a Probate real estate specialist the children who inherited they’re not all children. These are adults 20s 30s 40s 70s and it’s not just one child there is multiple children sometimes that inherit income property a duplex triplex an apartment building can those be exempt or do they have to pay property taxes on it? What if they cant agree as one wants to keep it the others want to. How does that work? They are going through probate, but I just wonder what my initial conversation would be when I reach out to the administrator regarding prop 19.

      If it's an investment property, there aren't any ways to prevent reassessment of property taxes.

    When a married couple rented from a church friend without a lease contract, pay every month with cash but no receipts for 5 years in a mobile home. The landlord sold the mobile home and gave 30 days notice of No-Fault Just Cause. Is that how its supposed to be?

      Definitely discuss with a local eviction attorney since mobile home laws vary depending on location. Seems like it should be a minimum of 60 day notice, but an attorney will give the best guidance.
